Moorpark Street condo, 1965 building
The board wanted a written plan and an insurance certificate; both went out that morning, and a painted raceway meant no wall was opened.

Encino, whose name is Spanish for live oak, is mostly owner-occupied houses from the 1950s and 60s, plus a few condo pockets on Moorpark Street, Woodley Avenue and Balboa Boulevard. Our Valley technician Kostiantyn handles both: gas-log fireplace walls in the houses, board paperwork and tidy raceways in the condos, often the same day.
TV mounting in Encino is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for plaster or brick.
Hillside and Royal Oaks homes are wood frame, frequently with plywood shear walls behind the drywall from post-1994 retrofits — a very strong base for heavy mounts. Great rooms are tall, so we set the TV from the seating, not from the ceiling, and use two technicians for 86 inches and up (from $179). Mounts for 85-inch TVs.
Ranch homes near Lake Balboa and Encino Village are drywall on 16-inch studs with open bays for an in-wall power kit ($69). These are the quickest jobs in Encino — an hour for a 65-inch with hidden cables.
The Valley sun is hard on screens. Outdoor TVs go under solid covers, on weather-rated mounts with stainless hardware, into framing through the stucco — every hole sealed. Glare off the pool is the other enemy; a few degrees of downward tilt solves most of it. Outdoor TVs in LA.
Most Encino bookings are two to five TVs. Each additional TV in the same visit starts at $40, and we plan the order so the dustiest work — masonry, in-wall cables — is done first.
6,269 homes and about 15,969 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

Encino is a town of houses: 82.3% of homes are detached and the median one dates from 1962, so most TV walls are wood studs behind drywall or older plaster, often facing a brick or stone fireplace. The 13.0% of homes in buildings of 20 or more units sit in pockets near Ventura Boulevard, where a condo board, not the owner alone, decides whether a wall gets opened. With paint that old, we keep openings small and never sand.
Encino's condos come in small pockets rather than towers: a 1965 boutique complex on Moorpark Street just north of the boulevard, a three-story 1987 building on Woodley Avenue, a gated complex on Balboa Boulevard with a pool and tennis courts. Under California's Davis-Stirling Act, an association that must approve a change has to give its decision in writing, so we start with the paperwork. Send the board's alteration form with your request and we return a short plan (wall, mount, cable route) plus a certificate of insurance, usually the same day. Where the TV wall is shared with a neighbor or the board rules out cuts, we run a painted raceway along the trim, as our raceway guide shows. Power runs inside the wall only through a listed in-wall power kit; the TV's own cord never does.

In the ranch houses of Encino Village and the streets toward Lake Balboa, the fireplace usually anchors the living room, and about half of those we mount over burn gas logs. Before Kostiantyn marks a hole he runs the logs and reads the wall above the firebox; roughly one in eight is too warm just over the mantel, and then the TV goes higher on a tilting mount (from $49). The mantels we measure stand 50 to 60 inches, which puts a flat screen's center near 75 inches, so tilt is the rule here. Solid brick takes about two hours. A thin stone veneer is decoration, not structure, so we anchor through it into the framing. For eye-level movie nights, a pull-down mantel mount is assembled and tension-set on site (from $99); Kostiantyn has set up about 45 of ours, from Encino to Sherman Oaks.
A few jobs from the last months — the kind of walls and setups we see here most.

Kostiantyn ran the gas logs for twenty minutes first; the wall stayed cool enough, so the TV sits just above the mantel, slightly tilted.

The arm sits beside a sliding balcony door, so Kostiantyn set its stops to keep the screen clear of the glass.
