Village homes from the 70s to today, stone fireplaces and media rooms

Older village homes in Grogan's Mill and Panther Creek have cedar or wood-paneled dens, clerestory windows and brick fireplaces. We find studs behind paneling by the nail lines and use sleeve anchors in brick faces — never in the mortar.

Sterling Ridge and Creekside Park homes have 18 to 20-foot family rooms with stone fireplaces and pre-wired TV locations above. We check the blocking and heat, and when the spot is too high, a pull-down mount ($99) brings the screen to eye level. TVs over fireplaces.

Outdoor living under the pines

Covered patios with outdoor kitchens and fireplaces are almost standard. Outdoor-rated TVs under a solid roof, stainless hardware and sealed cable entries hold up to the humidity and the pine pollen. The HOA reviews anything visible from the street — backyard TVs usually aren't. Outdoor TVs.

Frame TVs in formal rooms

Formal living rooms often get a Samsung Frame: flush mount, One Connect box hidden and a single thin cable inside the wall ($69). Frame TVs.

What this means for your TV wall

With 42.5% of homes built from 1980 to 1999, most walls we mount on here are wood studs behind drywall, often with builder blocking over the mantel. Detached houses are 74.5% of the housing, so a typical visit is a family room or an upstairs game room. The 11.5% in buildings of 20 or more units clusters mostly around Hughes Landing and the Waterway, where building management sets the rules on holes and hours.

Getting an outdoor TV through village design review

Inside the house, nothing needs sign-off. Outside, The Woodlands Township's Covenant Administration may require a permit for any new improvement, and each of the nine developed villages has a volunteer Residential Design Review Committee that meets monthly. A pergola TV that can be seen from the street, a mount on a front-facing porch column or exterior conduit can land on that agenda, so about 1 in 4 of our outdoor jobs here start with the rules, not the drill. Our routine: we measure the patio, send you the screen size, mount type and cable path in writing for your application, and you mark the outline on site before staff visit. Once approved, Yurii mounts to the plan, with a sealed cable entry and stainless hardware. Rear patios screened by trees rarely need any of this. See our outdoor TV service.

Tall family rooms with a builder outlet up high

The 18- to 20-foot family rooms of Creekside Park, Sterling Ridge and Alden Bridge often come with a builder outlet so high that the screen would float above the sofa. About 1 in 3 of our fireplace customers in rooms like these end up 10 to 16 inches lower than that box. First, Yurii runs the gas logs at full flame for 20 minutes and reads the wall at the planned spot; our height tool shows where your eyes land. If that spot runs hot or stays too high, a pull-down mantel mount parks the screen up and lowers it for movie night, a 2.5- to 3-hour job for two technicians. Hanging below the builder outlet means power must follow through a listed in-wall power kit, never a bare cord inside the wall. Screens 86 inches and up ($179) always come with a second technician.

A few jobs from the last months — the kind of walls and setups we see here most.

Sterling Ridge two-story family room

  • 98-inch
  • stacked stone over wood studs
  • pull-down mantel mount

Her mount was rated only to 80 inches and 90 lbs; we swapped in one rated to 125 lbs.

Alden Bridge backyard pergola

  • 65-inch outdoor
  • cedar pergola beam
  • full-motion

It shows from the street, so the Covenant Administration permit came first; we mounted exactly to the approved outline.

Tech: Yurii · On site: 2 h 20 min

Lakes Edge apartment, Hughes Landing

  • 55-inch
  • drywall on studs
  • tilting

The lease permits only small fastener holes, so two studs carry the mount and a paintable raceway carries the HDMI.

On-site notes from The Woodlands jobs

  • The Woodlands Township HOA regulates exteriors; interior and backyard TVs don't need approval.
  • Waterway condos require a COI — we send it before the visit.
  • Pine pollen in spring coats outdoor screens; we wipe mounts and screens after install.

TV mounting in The Woodlands, TX: common questions

Do I need HOA approval to mount a TV in The Woodlands?
Not for interior or backyard TVs. The HOA reviews what's visible from the street.
Can you lower a TV that's too high over my stone fireplace?
Yes, with a pull-down mount ($99) or by moving it to an adjacent wall.
Do you work in Waterway Square condos?
Yes. We send the certificate of insurance and reserve the elevator.
How much does TV mounting cost in The Woodlands?
$119 up to 60 inches, $129 up to 85 inches, no travel fee.
Can you come the same day I call?
Often, yes. Yurii's Spring crew works the north side, so a morning request usually gets an afternoon slot. Send the screen size and a wall photo through the quote form and we confirm a flat price before driving over.
Will a soundbar fit on a narrow stone chase?
Measure first: a bar plus its end clearances can overrun a slim chase, and up-firing Atmos drivers lose their effect under a 20-foot ceiling. In those rooms we often set the bar on the mantel or on the TV mount ($69).
My house dates from the 1980s. Does that change anything?
Sometimes. Panther Creek and Cochran's Crossing homes can hide a brace or fire block in the stud bay, which adds about an hour to an in-wall cable run. We scan first and tell you before cutting any opening.

★★★★★

“Living room, game room and an outdoor TV on the patio. Yurii explained why the patio one needs stainless hardware in this humidity and sealed the wall where the cable goes in. Drove up with no extra fee.”
