Rancho Santa Fe is a state historical landmark where nearly every home is a detached house, from Lilian Rice-era Spanish revival villas to gated Fairbanks Ranch estates and golf condos at Whispering Palms. Oleksandr's crew handles our jobs here at a flat price, often the same day.
TV mounting in Rancho Santa Fe is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for stucco or concrete.
Spanish revival homes have thick plaster over wood lath or stucco mesh, and some older ones have masonry walls. We confirm studs or masonry with test holes and choose lag bolts or masonry anchors accordingly. Studs behind plaster.
Stone fireplaces and beamed great rooms put the natural TV spot high. We check heat, anchor into the chimney breast and suggest a pull-down mount ($99) or a side wall when needed. TVs over fireplaces.
Media rooms take 85 to 100-inch screens (86 and up from $179 with two technicians). Outdoor pavilions and loggias get outdoor-rated TVs with stainless hardware. Outdoor TVs.
Formal living rooms and libraries get a Samsung Frame flush to the wall, with the One Connect box in a cabinet. Frame TVs.
1,204 homes and about 2,260 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.
93% owner-occupied · 7% rented
U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
The Census counts 91.9% of Rancho Santa Fe homes as detached houses, and nearly all are lived in by their owners, so most visits here are for families who want cables inside the wall and a TV that stays put for years. The median home was built in 1977, and 35.0% date from 1960–79: that era brings wood framing behind plaster, wide masonry chimneys and tall ceilings that make TV height worth measuring first.
Every lot inside the Covenant falls under rules first printed on February 3, 1928, and the Rancho Santa Fe Association, advised in writing by the Art Jury, reviews improvements. A TV on an interior wall changes nothing the street or the neighbors see, so it rarely touches that process. Outdoor work is different. If a loggia TV needs a new exterior conduit or an antenna, ask the Association before the visit; we email a one-page plan with the mount model, hardware and cable path. Under a solid loggia or pavilion roof we hang an outdoor-rated screen on stainless hardware, and we skip open pergolas, where sun and dew reach the set. The power cord never goes inside the wall: it plugs into an exterior-rated outlet already in place, or one a licensed electrician adds.

Fairbanks Ranch sits behind two guarded gates, so we register the van with the gate before the day. Its great rooms run tall, and media rooms there usually get a listed in-wall power kit fed from the existing outlet ($69) plus soundbar cables kept apart from the power run. At Whispering Palms, the golf-view condos at La Valle Resort may share a wall with a neighbor; there we send the plan to the association and use a painted raceway if cutting is off the table. In the Covenant, fieldstone around a hearth is often veneer over a framed chase, and veneer is not structure: we drill through it to the framing or masonry behind. Above a gas fireplace we run the fire for 20 minutes and measure before picking a height. Check the height tool, then send a request.

The fieldstone was veneer, so we lagged through it into the framing, shimmed the plate and heat-tested the gas insert first.

The association supplied its asbestos survey, so we ran a listed in-wall power kit and strapped the arm.

One price list for all of San Diego County — the wall type does not change the price, and neither does the drive. Stucco, downtown concrete and quake-safe strapping are billed exactly like drywall.
