TV Mounting in Miami Lakes, FL

Miami Lakes is the Graham family's planned town: curving streets, lakes instead of a grid, and neighborhoods built phase by phase from 1962 on. That timeline tells us what sits behind your drywall before we arrive. Mykhailo, who works this side of the county daily, anchors the screen and hides the cords, often same day.

TV mounting in Miami Lakes is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for concrete block.

Mounting TVs on Miami Lakes block homes and townhomes

Original 1960s–80s homes in Royal Oaks, Lake Patricia and Loch Lomond are concrete block with plaster or drywall on furring. Exterior walls take sleeve anchors in the block; interior partitions are wood studs at 16 inches for a regular lag-bolt install.

Townhomes and condos around Main Street are newer: block party walls, framed interiors, and in the mid-rises, concrete with steel studs.

Additions and enclosed patios are common — the family room TV is often on a wall that used to be the outside of the house, so it is block even though the room feels like an interior space.

Lake-view patios and outdoor TVs

Screened patios facing the lakes are where Miami Lakes families actually watch the game. We mount outdoor TVs on block or on the patio's aluminum-and-concrete structure (never on the screen frame itself) with stainless hardware — see mounting an outdoor TV.

Choosing the mount for the family room

Long family rooms with the kitchen at one end are standard here. A full-motion arm lets the screen turn toward the kitchen; a tilting mount keeps it tight to the wall for a single viewing spot — tilt vs. swivel.

Soundbars and bedroom TVs

The second most common Miami Lakes job is the main bedroom. Bedroom TVs go higher than living-room ones — 42 to 50 inches to the center for someone propped up in bed — on a slim tilting mount angled down a few degrees. A soundbar ($69) on its own bracket under the family-room TV fixes the thin sound of flat panels in the long, open rooms these homes have.

What this means for your TV wall

A median year built of 1989, with 41.4% of homes from 1980–99, means most Miami Lakes houses come from the later Graham phases: block exterior walls finished in drywall on furring strips, studs inside, and almost no old plaster over clay tile. Half the market is attached, and the low-rise condos and garden apartments let an association decide what may be opened. With 40.2% of homes rented, we often plan cord covers that come off cleanly at move-out.

What each Graham building phase put behind your wall

Lester Collins drew the master plan for roughly 3,000 acres of former dairy land, and the Grahams built it out in stages, so walls change with the neighborhood more than the street. Lake Patricia, started in 1962, and the older east side are mostly block shells with furring strips behind the drywall; we anchor into the block and use a paintable raceway ($39) on outside walls. Houses from the 1980s and 1990s, the largest share in town, add framed partitions, so one family room can have a block wall facing a stud wall. Further west, in Miami Lakes West, newer townhomes pair block party walls with framed interiors. Mykhailo taps, drills a pilot and scans before choosing anchors; our concrete guide explains why hollow block takes anchors in its webs, never in mortar.

Town Center condos and Graham rentals

Around Main Street and Celebration Point, the association has a say in what happens to your walls. Florida law gives the board control over common elements and bars owners from anything that weakens the structure, so a wall shared with a neighbor stays closed without the board's yes. Before booking, we ask for the management office's rules: certificate of insurance, drill hours, elevator reservation. Many units have steel-stud partitions inside, where heavy TVs get snap-toggles spread across two studs. Renters are a big share of the town, and the Graham Companies still own many apartment buildings, with more proposed on Oak Lane. If your lease bans holes, ask the office first; one written OK usually covers the whole job. Try our height tool first, then send a wall photo for a flat quote.

  • 65-inch

The board required a certificate of insurance. Mykhailo spread snap-toggles across two steel studs and gave the soundbar its own bracket.

Loch Lomond house with gas fireplace

  • 55-inch
  • concrete block behind the surround

A test burn stayed within the TV maker's heat limit, so the screen went above the firebox, anchored in block webs.

Miami Lakes West townhome

  • 75-inch

The outlet was across the room, so a listed in-wall power kit fed the TV and HDMI ran through a separate brush plate.

On-site notes from Miami Lakes jobs

  • Enclosed patios often put the TV on the old exterior block wall — we treat it as block, not drywall.
  • Some HOAs restrict visible exterior cables; outdoor installs route cables inside the patio structure or in a raceway painted to match.
  • Main Street mid-rises need a COI; townhomes generally do not.
  • Lake-facing family rooms get strong afternoon glare off the water; a tilting mount angled down helps.

TV mounting in Miami Lakes, FL: common questions

How much does TV mounting cost in Miami Lakes?
$119 up to 60 inches and $129 for 61–85 inches, mounts from $39. There is no travel fee.
Can you mount a TV on my screened lake patio?
Yes, on the block wall or the patio's solid structure — never on the screen frame — with corrosion-resistant hardware.
What anchors do you use in Miami Lakes homes?
Sleeve anchors in concrete block and lag bolts in wood studs. We identify the wall before drilling.
Can the cables be hidden?
Inside framed interior walls, yes. On block walls we use a paintable raceway.
Same-day in Miami Lakes?
Usually. Miami Lakes is close to our Doral and Hialeah routes, so same-day slots are common.
Do I need a permit for a TV mount?
In a house or townhouse, usually not: Miami-Dade exempts residential low-voltage TV and data cable work. Condo and apartment buildings count as commercial, so in-wall wiring there may need the building's licensed contractor. New outlets are electrician work.
Can a TV go above my gas fireplace?
We run the fireplace and take a surface-temperature reading first. If the wall runs too warm, the TV goes higher on a tilting mount, onto a pull-down mount, or to a side wall. Most surrounds here hide block, which holds a TV well.
Can you move my TV to my new home?
Yes. We take the TV down, leave the holes ready to patch, and rehang it at the new address, whether that is across the lake or a condo in Hialeah. Dismounting is $49; the new wall is priced as a regular install.
