Mounting TVs in Brickell high-rises: concrete, steel studs and glass

New towers — Brickell Heights, the City Centre residences, the buildings along SE 1st Avenue — are post-tensioned concrete. That matters: post-tensioned slabs have steel cables inside, so we never drill into floors or ceilings, and on walls we keep to the anchor depth the building specifies. Exterior and demising walls take sleeve anchors with plenty of margin.

Interior partitions are light-gauge steel studs at 16 or 24 inches, and in most Brickell units the TV ends up on one of them because the rest of the room is glass. Snap-toggles through two studs hold a 75-inch screen comfortably; the mistake we fix most is a TV hung on plastic drywall anchors between the studs.

Older 1970s–80s buildings on Brickell Avenue and Brickell Key have concrete-block demising walls with a plaster finish. They drill slower and dustier, so we tape, vacuum as we go and leave the unit as clean as we found it.

Paperwork first: COI, elevator, drill hours

Brickell buildings run tight: a certificate of insurance naming the association, a reserved service elevator, a loading dock slot and a drilling window — often weekdays 9 to 4. We collect the requirements from management when you book and handle them before the day, so the job does not stall in the lobby. More in condo and high-rise mounting.

Glare, glass and where the TV can actually go

With a wall of glass on one side, the TV usually faces it — and gets the full afternoon sun. We check the light at install time and suggest a tilting mount or a slightly lower height to kill reflections. On corner units a full-motion arm lets the screen turn away from the window when the sun is low.

Cables in a building you are not allowed to cut

Concrete walls cannot be opened, so on those we use a slim raceway painted to the wall ($39). On steel partitions we can go inside with a code-compliant power kit ($69) after checking for a mid-height steel track. Either way the cable run ends at a clean brush plate behind the media console.

Art-style and flush TVs

Samsung The Frame and LG gallery screens are popular in Brickell because the living room is also the view. They sit flush only with the maker's own slim mount and a planned home for the One Connect box — see Frame TV installation in Miami.

What this means for your TV wall

In Brickell, 96.1% of homes sit in buildings of 20 or more units and the median year built is 2005, so nearly every TV we hang here goes on poured concrete or a steel-stud partition, not on a house wall. With 63.0% of units rented, many owners lease them out, and tenants often need landlord sign-off before we drill. We bring the approval checklist and keep the anchor holes few and tidy.

Getting the keys to a new Brickell tower

Brickell's building boom is not finished. LOFTY Brickell and The Standard Residences topped off at One Brickell Riverfront in January 2026, and Cipriani Residences and the St. Regis tower on Brickell Avenue are aiming for 2027. A first-year unit has its own quirks: the developer's contractor rules may still apply, the association may have only just formed, and nobody has a record of where the steel studs run behind the fresh paint. We scan each partition first (our steel-stud guide explains why), and when vendor rules are not yet written, we get management's answer by email, since Florida law gives the association a say over alterations to common elements. Book before the movers: in an empty room we mark the height with the height tool and hang a 75-inch (installation $129) before the sofa arrives. Same-day works once paperwork clears.

Balcony TVs above Biscayne Bay

Many Brickell balconies look over Biscayne Bay, and that view brings salt air and lightning. The National Weather Service Miami warns that people on upper floors of high-rises face greater lightning risk, because tall structures are struck more often, and that ordinary surge protectors will not save a TV from a strike, so unplug an outdoor screen when a storm builds. FEMA adds that partly sheltered spots, such as the underside of the balcony above, can corrode faster than open ones because rain never rinses them. That is why Yevhen fits every balcony job with 316 stainless hardware and stainless washers, keeps the TV under the overhang and leaves a drip loop on each cable. The board's written approval comes first. Our outdoor TV service covers screen choice, and the same crew handles oceanfront balconies on Key Biscayne.

On-site notes from Brickell jobs

  • Post-tensioned buildings: we drill walls only, never slabs, and keep to the anchor length in the building's contractor rules.
  • Brickell Key buildings usually want the COI emailed to both the association and the security desk.
  • Short-term rental units get tamper-resistant screws on the mount so guests cannot take the TV down.
  • Street parking near Mary Brickell Village is tight after 4pm, so we book morning slots there when we can.

TV mounting in Brickell, FL: common questions

How much does TV mounting cost in Brickell?
Installation is $119 for a TV up to 60 inches and $129 for 61 to 85 inches, mounts from $39. Concrete and steel studs cost the same as drywall; the calculator shows the exact total for your unit.
Can you drill into the concrete in my Brickell condo?
Walls, yes — with the anchor type and depth the building allows. We never drill into floors or ceilings in post-tensioned towers.
My building only allows work on weekdays. Is that a problem?
No. We schedule inside your building's drilling hours and handle the COI and service elevator in advance.
Will a TV hold on a steel-stud wall?
Yes, when it is anchored correctly: 1/4-inch snap-toggles through two steel studs. Plastic drywall anchors are the problem, not the steel.
Can I get same-day installation in Brickell?
Usually. Brickell is minutes from where our Miami crews start, so same-day works whenever your building allows the paperwork that fast.
My Brickell tower was just delivered. Can you mount before the association sets vendor rules?
Usually yes. We ask the property manager in writing which walls and anchors are allowed, send our certificate of insurance and reserve the elevator. We also follow the developer's contractor rules wherever they still apply. Same-day is often possible.
Is a TV on my Brickell balcony safe in hurricane season?
Mounted into concrete with stainless hardware, it handles everyday wind, but no TV should stay outside for a named storm. On a tilting mount it lifts off in minutes, and each year we take down or re-hang about a dozen outdoor TVs around storms.
Can you add a soundbar to a TV already on my steel-stud wall?
Yes. A soundbar on its own bracket under the TV adds about 40 minutes on a steel-stud partition, because each snap-toggle takes longer to set. Installation is $69, and we tuck its cables into the same raceway or in-wall kit as the TV's.
