TV Mounting in Aventura, FL

Aventura began in the 1970s, when Donald Soffer's Turnberry Associates built a resort on swampland; today nearly nine in ten homes sit in buildings of 20 or more units. Yevhen, our coast technician, sends your board's paperwork first and can often hang the TV the same day.

TV mounting in Aventura is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for concrete block.

Mounting TVs in Aventura's condo towers and townhomes

Tower units along Country Club Drive and Yacht Club Drive are poured concrete on the outside and 25-gauge metal studs on the inside. The wall facing the sofa is usually a steel-stud partition between the living room and a bedroom. We spread the mount across two studs with 1/4-inch snap-toggles — each one holds well past what the screen will ever pull — and never use lag bolts, which strip out of thin steel.

Williams Island and the older 1980s buildings often have plaster skim over concrete block on the demising walls, plus the occasional mirrored wall that has to be planned around. Block takes sleeve anchors; if the TV has to go on a partition instead, we confirm the steel with a magnet before the first hole.

Townhomes around Aventura Lakes and the Waterways are block on the ground floor with wood or steel framing upstairs. It is the one place in Aventura where in-wall cables are usually simple, because the wall is hollow and not shared with a neighbor.

Building rules, elevators and certificates of insurance

Nearly every Aventura association asks for a certificate of insurance naming the building as additional insured, and many want it two business days ahead. We send it the day you book, reserve the service elevator and park where the building tells us to. Drill hours differ — several Country Club Drive buildings allow drilling only on weekdays between 9am and 5pm — so we schedule inside them. Condo and high-rise mounting covers the whole routine.

Hidden cables without touching the concrete

Cutting into a concrete or demising wall needs association approval and is rarely worth it. On those walls we run a slim raceway ($39) painted to match. On a steel-stud partition the cables can go inside with a UL-listed power kit ($69) — we check for fire blocking first, because some buildings have a horizontal steel track halfway up.

Frame TVs and flush mounts for bay-view living rooms

Aventura owners love a TV that disappears: Samsung The Frame and other art-style screens on a flush mount, often opposite floor-to-ceiling glass. Glare is the real enemy there, so we check the afternoon sun before picking the wall. Frame TV installation in Miami explains the One Connect box and where it can hide.

Soundbars and full-motion arms in open-plan units

In long open units the screen often has to face both the sofa and the dining table. A full-motion arm on steel studs needs four snap-toggles and a plate that spans two studs; we mount the soundbar on its own bracket under it ($69) so it does not swing with the arm.

What this means for your TV wall

With 86.9% of Aventura's housing units in buildings of 20 or more, your TV wall is almost certainly inside a tower. The median year built is 1989, and 49.0% of units date from 1980 to 1999, so many towers are at or near the age for Florida's milestone structural inspection. Boards in that window get careful about opened walls, which is why we plan a raceway first and an in-wall route for later.

Permit, association letter or neither: Aventura's paperwork

Most Aventura jobs usually need no city permit at all: a bracket on a steel stud or block wall is not a renovation. Two things change that. A new outlet behind the screen is electrical work, which the City of Aventura Building Division permits, and its application asks for notarized owner signatures plus a letter from your condo association approving the work. The city also says plainly that its permit does not replace association approval, so the board's yes comes first either way. Second, low-voltage wiring inside a multi-family building, like in-wall speaker runs, is treated as commercial work in Miami-Dade, so we leave it to the building's licensed contractor. Tell us which applies when you send a request and Yevhen will line up the papers before the visit, often the same day.

Towers from the 1980s and 1990s: plan around the inspection

Aventura's skyline is mostly a product of one boom: 49.0% of its housing went up between 1980 and 1999, around Turnberry Isle, Williams Island and Country Club Drive. Under Florida law, condo buildings three stories or taller get a milestone structural inspection by the end of the year they turn 30, or 25 where salt water justifies it, and then every ten years. Many buildings here are in that window now. While that work is open, boards tend to freeze anything that cuts into walls. Our answer is a two-step plan: the TV and soundbar ($69) go up now on the partition or block, the cords travel in a slim painted channel, and we leave a sketch of the in-wall route for after the report. Neighbors in Sunny Isles Beach towers get the same routine from Yevhen.

Turnberry Isle tower unit

  • 65-inch
  • steel studs + drywall
  • fixed

In-wall speaker wiring in a condo is permitted commercial work, so Yevhen mounted the bar and speakers and left that run to the building's licensed contractor.

Williams Island, Island Boulevard condo

  • 75-inch
  • concrete block + plaster skim
  • tilting

The association letter approved one wall. Yevhen set sleeve anchors in the block webs, not the mortar joints, and painted the raceway the same visit.

Aventura Lakes townhome, upstairs bedroom

  • 55-inch
  • wood studs + drywall
  • full-motion

The wall backs onto a closet, so cables went inside through a listed in-wall power kit; the TV cord itself stays outside the wall.

On-site notes from Aventura jobs

  • Several Country Club Drive towers require the contractor's name on the COI to match the name on the work order exactly — we send both from the same record so the front desk doesn't stop us.
  • Unit layouts repeat floor to floor, so a neighbor's install tells us where the steel studs are in your unit before we arrive.
  • Many Aventura units are seasonal. We can install while you are away if management lets us in, and send photos when the TV is up.
  • Mirrored walls from the 1990s are still common. We never drill through mirror; the TV goes on the wall beside it or the mirror comes down first.

TV mounting in Aventura, FL: common questions

How much does TV mounting cost in Aventura, FL?
A TV up to 60 inches is $119, 61 to 85 inches is $129, with a mount from $39 if you need one. Concrete and metal studs are the same price as drywall, and there is no travel fee to Aventura.
Can you send a certificate of insurance to my Aventura building?
Yes. Send us the management office's email and requirements; we issue the COI naming the association as additional insured, usually the same day, and book the service elevator.
Can a TV hang on the metal-stud wall in my condo?
Yes, with the right hardware. We use 1/4-inch snap-toggles through the steel and spread the mount across two studs. For a heavy screen on a long full-motion arm we prefer a concrete wall if the layout allows.
Can you hide the wires if my TV wall is concrete?
Not inside it — concrete walls in Aventura towers are structural or shared, and associations rarely approve cutting them. We run a slim paintable raceway that blends into the wall.
Do you work on weekends in Aventura?
We work seven days a week, 8am–8pm, but many buildings only allow drilling on weekdays. We schedule inside your building's hours so the install is not stopped halfway.
Does my Aventura building need a city permit for a TV mount?
Usually not for the mount itself. A new outlet behind the TV is electrical work that Aventura permits, and the application asks for your association's approval letter. We bring a licensed electrician for that part and can book it alongside the mount.
My tower's milestone inspection is coming up. Can I still hide the cables?
Yes, outside the wall. Boards often pause wall openings until the engineer's report is in, so we run a paintable raceway now at $39 and mark where an in-wall kit can go later. Switching later adds about an hour.
What TV size suits a long Aventura tower living room?
Most owners here pick 65 to 75 inches, and the 65-inch is the size we mount most across the region. Any 61- to 85-inch screen is $129. Our height tool sets the center height for your sofa.
