Mission Viejo grew from ranch land into one master plan, starting with Deane Homes families in 1966. That means gas fireplaces, two-story family rooms and predictable HOA rules. Oleh, our North Orange County lead, books same-day visits here and hangs the TV at a flat, quoted price.
TV mounting in Mission Viejo is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for plaster or brick.
Most Mission Viejo homes are wood studs on 16-inch centers with drywall, and the family room fireplace is brick or slump stone. Two studs and 5/16-inch lag bolts; on the fireplace, sleeve anchors in the masonry face, after checking the heat. TV over a fireplace.
Lake Mission Viejo homes add vaulted ceilings and big windows to the water. We set the TV from the seating, not the ceiling, and handle glare with placement or a few degrees of tilt. Cables go inside the wall with a power kit ($69).
Residents of the 55-plus community often prefer the TV a little lower and a mount that tilts, so the screen is easy to see from a recliner. We measure from the seat. TV height by room.
Interior TVs need no approval. Patio TVs and anything visible from the street may need HOA review; we keep cables inside the wall or in a painted raceway and mount under covered patios only.
34,285 homes and about 92,151 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.
77% owner-occupied · 23% rented
U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
With 51.0% of homes dating from the 1960s and 70s, most Mission Viejo TV walls are original wood framing behind drywall that has been painted many times. And 71.4% are detached houses, so the TV usually goes in a family room with a fireplace rather than on a shared condo wall. Owners hold 76.9% of homes, so when we hide cables, about 4 in 5 runs go inside the wall instead of into a renter's raceway.
Half of Mission Viejo's housing went up between 1960 and 1979, so the build year shapes our plan. Paint in a house finished before 1978 may contain lead, and EPA rules require lead-safe practices for paid work that disturbs it. On an original wall Oleh keeps the two in-wall openings small, catches dust at the bit and does no sanding; if a larger cut would be needed, he switches to a painted raceway.
The 1980s and 90s tracts bring tall family rooms and two-story entries. A fire block halfway up can stop a cable, and about 1 in 10 in-wall runs needs one extra small opening, hidden behind the screen. The TV's power cord never travels inside the wall: we fit a listed in-wall power kit ($69), as explained in hiding wires in the wall.

Gas heats 77.1% of homes here, and about half the fireplaces we mount over burn gas logs or hold an insert. Before choosing a height, Oleh runs the fire on high and measures the wall; about 1 in 8 reads too warm just above the mantel.
Mantels we measure sit 50 to 60 inches up, which puts a flat TV's center near 75 inches, steep for a sofa. One answer is a tilting mount set as low as the heat allows. The other is a pull-down mantel mount that lowers the screen to eye level and parks it back up when you are done; assembly is $99. Plan about 3 hours, because the spring is tuned to the TV's weight without its stand. Neighbors in Irvine with linear gas fireplaces face the same heat question; see fireplace TV installation.

Paint around the outlet predated 1978, so Oleh kept both openings small, skipped sanding and vacuumed as he cut.

Beside a sliding door to the water, Oleh set the arm's stops so the screen cannot swing into the glass.
