Newport Beach is more than its islands: about four in ten homes went up in the 1960s and 70s, from Eastbluff above Back Bay to Newport Heights and the condos around Newport Center. Oleh, who runs our Orange County crew, knows those walls and the HOA paperwork, and often comes the same day.
TV mounting in Newport Beach is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for plaster or brick.
Balboa Island, Lido Isle and the Peninsula are wood-frame beach houses, many rebuilt several times on narrow lots. Walls are drywall on wood with occasional plaster in older cottages; space is tight, so a slim fixed mount usually beats a full-motion arm.
Newport Coast and Corona del Mar estates have tall great rooms, cultured or natural stone fireplaces and custom millwork. We anchor through stone into the structure, route cables through the cabinetry and often install a pull-down mount (assembly $99) where the mantel is high. Pull-down mounts.
Harbor-front patios and roof decks get outdoor-rated TVs, weather-rated mounts and stainless hardware — ordinary steel rusts within months here. Every hole through stucco is sealed and cables run in outdoor conduit with drip loops. How to mount an outdoor TV.
Newport Coast communities are guard-gated and HOA-governed; we send the installer's name ahead and keep all exterior work compliant. Condo buildings on the Peninsula want our insurance certificate and weekday hours.
45,185 homes and about 83,845 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
The median Newport Beach home was built in 1978 and 38.2% date from 1960–79, so most TV walls here are drywall on wood studs, often with paint old enough for the EPA's lead-safe rule; we keep openings small and never sand. With 47.9% of households renting, the landlord or association often has the final say, and a painted raceway or a fixed mount with no wall cuts is the easy yes from them.
In Corona del Mar and along the Eastbluff rim, the sofa faces the view. That pushes the TV onto a side wall, often a narrow one between a slider and a hallway, with a screen that must turn toward the seats. A full-motion arm ($69) solves it, and FEMA's earthquake guide warns that an adjustable bracket must not be able to swing into a window. On about 1 in 4 arms we hang near glass, we add a tether or set the stops so the screen cannot reach it.
Glare is the other puzzle. Afternoon sun off the harbor lands on any screen facing the windows, while a morning marine layer can keep the room gray. We check the room at the hour you watch, then angle the TV or shift it a few feet. Our height tool gives a starting point.

Family houses on the bluffs above Back Bay and the older homes of Newport Heights make up much of our work in town. Behind the drywall Oleh usually finds wood studs and an open bay, so hiding the wires in the wall with a listed power kit ($69) adds about 40 minutes. The TV's own cord never goes inside the wall; the kit carries power on a rated cable.
Age changes one thing. Homes built before 1978 fall under the EPA's lead-safe rule, so if a cut would disturb more paint than a small repair, or the association wants an asbestos survey first, we run a painted raceway or wait for the paperwork. Across the line in Costa Mesa, Mesa Verde ranches get the same approach. Want a slot this week? Send a request with a photo of the wall.

Built in 1962, so Oleh kept both in-wall openings small, skipped sanding the old paint and cleaned up with a HEPA vacuum.

The association wanted a written plan and an insurance certificate; Oleh sent both that morning and ran a painted raceway after lunch.
