Irvine sets sixty years of planned villages side by side, from University Park and Turtle Rock to Great Park homes still rising on the old El Toro base. Oleh, our Orange County lead, knows which walls hide a builder pre-wire. Send a wall photo and he can often come the same day.
TV mounting in Irvine is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for plaster or brick.
Woodbridge, Northwood and University Park homes from the 1970s–90s are drywall on 16-inch wood studs with open bays; cables go inside the wall with a power kit ($69). Great Park and Portola Springs new builds often have a low-voltage box and outlet already behind the planned TV spot — we find it before cutting anything new.
Apartment communities are wood or steel frame with leases that allow small fasteners if they are patched. A slim mount into two studs and a paintable raceway ($39) keep the deposit safe. Best mounts for apartments.
Interior TVs need no HOA approval. Patio and balcony TVs visible from common areas sometimes do; we plan exterior work so nothing shows from the street and cables stay inside the wall or in a painted raceway.
The Samsung Frame is a common request in Irvine's minimalist living rooms. We mount it flush on the Slim Fit bracket and hide the One Connect box in a cabinet or recessed box. Frame installation.
120,206 homes and about 311,690 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
Irvine's median home was built in 2002 and 33.1% of units date from 2010 or later, so most TV walls are flat drywall on straight studs, often with a builder's low-voltage box in place. Density is the other half: 26.5% of homes sit in buildings of 20+ units, where walls may be steel stud or shared with a neighbor, and the lease, not the HOA, usually decides between in-wall and raceway.
Each village went up in one push, so walls tend to match street by street. University Park and Turtle Rock, finished by 1970, have wood studs that run straight but may carry decades of paint and patching; Turtle Rock family rooms also look out on hillside views, so we angle screens away from the glass. Woodbridge, launched by the Irvine Company in 1976 around two man-made lakes and roughly 9,600 homes, mixes houses and condos; in an open stud bay there, hiding the cables adds about 40 minutes. Orchard Hills and Turtle Ridge bring tall great rooms where the TV ends up higher than people expect, so try the height tool first. In the Great Park Neighborhoods, on the former El Toro air station, builders are still finishing streets, and a low-voltage box usually waits behind the spot the builder picked, though not always where your sofa lands.

Many Irvine streets answer to a master association and a sub-association, and the city itself tells residents to check their CC&Rs before a project. Indoors, a TV on your own wall rarely needs anyone's sign-off. Patio TVs, balconies and anything on a shared exterior wall are where both boards may want a plan, and we draft it before the visit. Irvine exempts low-voltage wiring under 30 volts, so HDMI and speaker cable can go behind the drywall without a permit, but a new receptacle is electrical work. Our cable concealment answer is a listed in-wall power kit ($69) fed from the outlet you already have; the TV's own cord never goes inside the wall. If you want a true new outlet, the city issues that permit through its same-day online portal to a licensed contractor. See our in-wall wiring guide.

Asked for a new outlet behind the TV; Oleh fed a listed power kit from the existing one instead.

A canyon-view slider sits beside the wall, so Oleh set the arm's stops to keep the screen clear of the glass.

“Came down from LA to Irvine at no extra charge, which I did not expect. The full-motion arm in the kitchen corner was his suggestion and it is the best part of the whole setup.”
