Eastside rebuilds, Mesa Verde ranches and South Coast Plaza towers

Eastside new builds and Mesa Verde ranches are wood frame. New builds have straight studs and often pre-wiring; ranches have open stud bays that make in-wall cables ($69) quick. Two studs and 5/16-inch lag bolts either way.

Towers near South Coast Plaza are concrete with steel-stud partitions, and Westside live-work units often have exposed block or steel. We choose anchors for what the wall actually is — toggles for steel, sleeve anchors for block and concrete. Metal studs.

Indoor-outdoor living

Big sliding doors and covered patios are standard in Eastside rebuilds. Outdoor TVs get outdoor-rated screens, weather-rated mounts and stainless hardware; the ocean is three miles away and the salt reaches. Outdoor TVs in LA.

Soundbars and open rooms

Open kitchen-and-living plans swallow TV sound. A soundbar on its own bracket under the screen ($69), connected by HDMI eARC, is the most common add-on here.

What this means for your TV wall

With a median year built of 1972 and 47.9% of homes from 1960–79, most Costa Mesa walls we open are wood studs behind drywall that predates 1978, so we keep wall cuts small and skip sanding. The bigger number is 60.4% renters: much of our work here is in apartments and condos where a lease or board decides what gets cut. That is why raceways outnumber in-wall runs on our Costa Mesa jobs.

Renting in Costa Mesa: a clean install without a wall cut

Six in ten Costa Mesa households rent, and new buildings keep arriving. Halcyon House near Segerstrom Center added 393 apartments, the Irvine Company's Enclave brought 890 units to the arts district, and a proposed redevelopment nearby could add nearly 4,000 homes. That is why 7 of our 12 cable jobs here ended in a raceway rather than a wall cut.

You send a request with the TV size and a photo of the lease clause or mounting rules. Oleh anchors into framing, never bare drywall, as FEMA's earthquake guide asks for wall-hung TVs, then paints a slim raceway to match on site. At move-out we take the TV down, peel the raceway off and leave holes small enough for a quick patch. Moving to a house near the Santa Ana line? Book the dismount and the new mount as one visit.

College Park and Mesa Verde: going in-wall in a 1950s–60s house

College Park was the city's first master-planned neighborhood, built from 1956 to 1959 on 6,000 to 8,000 square foot lots; Mesa Verde filled in during the following decade. In both, the TV wall is often wood studs with a clear bay below it, so this is where we go in-wall: two small openings and a listed power kit add roughly 40 minutes. Houses built before 1978 may carry lead paint, so we cut instead of sanding and vacuum as we go. Where an original room still has plaster, Oleh probes with a thin bit before choosing the anchor spot.

Planning a patio screen too? The airport weather station next door averages only 12.8 days a year at 90°F or above, so a shade-rated outdoor TV under a solid cover usually does the job, with stainless hardware for the damp coastal air. Eastside modern farmhouse

  • 77-inch
  • wood studs + drywall niche
  • flat fixed

The linear gas fireplace vents warm air upward; Oleh measured the niche with the flame on, then mounted flush.

On-site notes from Costa Mesa jobs

  • Eastside streets are narrow with construction everywhere — parking can be tight.
  • Live-work lofts may have concrete floors and ceilings; tell us if the TV goes on a column.
  • Mesa Verde homes near the golf course often have plaster in the original rooms.

TV mounting in Costa Mesa, CA: common questions

Can you mount a TV on a block wall in a Costa Mesa loft?
Yes, with sleeve anchors in the block — the same price as drywall.
Can you add a soundbar?
Yes, $69 with the installation, on its own bracket.
How much does TV mounting cost in Costa Mesa?
$119 up to 60 inches, $129 up to 85 inches, no travel fee.
Do you mount TVs in Westside live-work units?
Yes. Exposed block takes sleeve anchors, steel partitions take snap-toggles, and cables run in a raceway along the wall — all at the same price as drywall.
I rent at Halcyon House or The Enclave. Can you mount without opening the wall?
Yes. We anchor the mount into the framing and run the cables in a slim raceway painted to your wall, $39. If your building wants a certificate of insurance first, we usually issue it the same day.
Do I need a city permit to hide TV wires in my house?
Usually not for a mount and in-wall cables with a listed power kit. A brand-new outlet is electrician work, and Costa Mesa routes every building permit application through its TESSA online portal. We can hang the TV first.
Will a TV over my Mesa Verde fireplace get too hot?
We measure instead of guessing. Oleh runs the gas logs for a while and checks the wall above the mantel; if it reads warm, the TV goes higher on a tilting mount, $49, angled down toward the sofa.
