Shadow Creek Ranch two-story
The burn read fine, but the niche put the screen's center near 7 feet, so we hung it 14 inches lower and gave the niche to the cable box.

Pearland is two towns: the newer two-stories of Shadow Creek Ranch, Silverlake and Southern Trails, with a builder's niche over the fireplace, and East Pearland's older houses around Old Townsite. Serhii and our Bay Area crew mount in both, and a same-day visit comes at a flat price.
TV mounting in Pearland is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for brick or stone.
Family rooms have tall ceilings, a cast-stone or brick fireplace and a builder's TV box that may or may not be where the sofa faces. We check the blocking and heat, mount into two studs, and move the cable run if needed ($69). TVs over fireplaces.
Game rooms and bedrooms upstairs are drywall on wood studs. Multi-TV visits are standard: each additional TV is $40, and 86 inches and up start at $179 with two technicians. Big TVs.
Twelve-hour shifts at the Medical Center don't leave weekday afternoons free. We book seven days a week from 8am to 8pm, and same-day slots are common. Same-day installs.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
A median year built of 2003 and 78.7% detached houses mean most Pearland TV walls are drywall on wood studs in a house on a concrete slab, so a cable run to another wall goes up through the attic. Utility gas heats 67.3% of homes and often feeds a log set, so every fireplace visit starts with a 20-minute burn. East Pearland's older houses are the exception, with braces in the stud bays.
The master plans along SH 288 (Shadow Creek Ranch, Southern Trails and Silverlake) share a family-room pattern: a cast-stone gas fireplace, a niche framed above it, and walls that climb 18 to 20 feet. Shadow Creek Ranch was approved for up to 12,723 units, so we meet this room constantly. We treat the niche as a suggestion. The burn test and the sofa decide the height, and our height tool gives you a number before we arrive. If heat pushes the screen too high, a pull-down mantel mount brings it down to eye level. East Pearland, around Old Townsite, is different: smaller houses, many from before 1980, braces across the stud bays and sometimes painted brick at the hearth. There we drill just the anchor holes under a dust shroud and never touch the firebox.

Pearland began in Brazoria County, had reached into Harris County by 1990 and now crosses into Fort Bend as well, and its 2021 residential code treats those lines differently. For a patio TV that matters: Brazoria County addresses sit in TDI's Inland II zone at a 110 mph gust, while the code sets 140 mph for the Harris and Fort Bend parts. Work under 25 volts, like HDMI, is exempt from permits; a new outlet behind the screen is not. We hide the cables with a listed in-wall power kit fed from an outlet you already have, and the TV's power cord never goes inside the wall. On covered patios Serhii uses stainless hardware, keeps the screen at least 4 feet back from the open edge and offers a take-down before every named storm.
