Issaquah Highlands great room

Most Issaquah homes went up after 2000, many in the Highlands and on Cougar Mountain in Talus, so we meet tall great rooms, gas fireplaces wrapped in cultured stone and condo boards with paperwork. Ruslan's crew drives in from Bellevue, often the same day, and marks the TV height before drilling.
TV mounting in Issaquah is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for plaster or concrete.
Highlands and Talus townhouses share walls with neighbors and follow HOA rules. We mount into studs, keep cables inside the wall ($69) and never drill into a shared wall without checking. Drywall guide.
Custom homes on Squak Mountain and Montreux have tall great rooms and view windows. Heavy-duty mounts into studs, the height marked with you first. Ideal TV height.
Condo buildings in the Highlands want a COI and sometimes a booked elevator. Renters get studs and a removable raceway ($39). TVs in apartments.
Hillside decks get outdoor-rated TVs under a solid roof, stainless hardware and a sealed cable entry. Outdoor TVs.
17,542 homes and about 39,591 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
Issaquah's median home was built in 2002 and 32.8% of homes date from the 2000s, so most TV walls we see are wood studs behind drywall, often in a two-story room with a gas fireplace below. There, height matters more than anchoring. Another 23.6% of homes are in buildings of 20 or more units, where we read the association's rules, send the insurance certificate and expect steel studs or concrete on some walls.
Most fireplaces we hang TVs above in Issaquah burn gas, and many sit in two-story rooms from the late 1990s and 2000s. Three decisions follow. Heat: we run the fire for 20 minutes and measure the wall before picking a height, since newer direct-vent units built as room heaters warm it more than old log sets. Surround: cultured stone and stone veneer look solid but carry nothing, so anchors go through them into studs or a framed chase. Angle: mantels here measure 52 to 58 inches, so a flat TV above one sits too high for the sofa; most families choose a tilting mount ($49) or a pull-down that drops to eye level, assembled and tuned on site for $99. A pull-down always goes back to its raised stop before we leave. See our fireplace TV service and pull-down mounts.

Issaquah Highlands, called Grand Ridge until 1997, is a Port Blakely master-planned community sized for up to 4,540 homes; Talus covers 630 acres on Cougar Mountain, with new phases still being built. In both, the building, not the TV, decides our method. Highlands condo boards usually want an insurance certificate, which Ruslan's crew sends from Bellevue, and before any cut we ask for the asbestos survey or use a painted raceway. On a townhouse party wall we mount into the studs on our side, put no box into that fire-rated wall, or move the TV to an interior wall. Olde Town's older cottages get lead-safe work: two small openings, dust caught, no sanding. Coming from Sammamish? Same crew. Send a request with a wall photo before noon; about 2 in 3 such requests get a same-day slot.
