Single-story ranch, The Greens
The owners' pull-down could not clear their deep slump-stone mantel, so Maksym shimmed a tilting mount onto the stone instead.

Rancho Bernardo grew phase by phase on the hills south of Lake Hodges, from Seven Oaks in 1962 to the last tracts before 1990. Our North County crew knows these floor plans, the neighborhood CC&Rs and the slump-stone hearths, and can often mount your TV the same day.
TV mounting in Rancho Bernardo is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for stucco or concrete.
Single-story ranch homes have vaulted living rooms, stucco outside, drywall inside and fireplaces with slump-stone or tile surrounds. Two studs and lag bolts; block gets sleeve anchors. We keep the TV at seated eye level. TV height guide.
Rebuilt homes and 4S Ranch are newer, with open plans and pre-wired TV spots. We check the blocking, mount into two studs and run cables inside the wall ($69). Hiding cables.
In Seven Oaks and Oaks North we often replace an old TV cabinet with a wall mount at a comfortable height, take down an old mount ($49) and set up the remote and inputs so everything works from one button where possible.
Patios facing the fairways get outdoor-rated TVs under a solid roof with stainless hardware, out of the afternoon sun. Outdoor TVs.
21,284 homes and about 48,992 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure. Census figures for ZIP Code 92128 — there is no separate Census boundary for Rancho Bernardo.
With 64.1% of homes built in the 1980s and 1990s, the usual TV wall here is wood studs behind half-inch drywall, which holds lag bolts cleanly. Only 52.9% are detached houses, so many owners live in townhomes and small condo buildings where the association has a say over exterior work. And 61.6% heat mainly with utility gas, which fits what we see on hearths: most fireplaces we mount over burn gas logs or inserts, not wood.
Rancho Bernardo grew in steps: the first 500 homes in Seven Oaks and the Greens broke ground in 1962, Westwood followed in 1968, Oaks North in 1971, and the community was called built out by 1990. Each phase leaves its own clues behind the drywall.
| Home | What Maksym finds | How we mount |
|---|---|---|
| 1960s single-story ranch | slump-stone hearth | sleeve anchors, shims |
| 1980s two-story tract | fire block mid-wall | one small extra opening |
| Rebuilt after 2007 | sealed glass-front gas unit | heat check, then tilt |
On slump stone the plate gets shims so it bears evenly, anchors go into the solid web of the block and never a mortar joint, and stone veneer is never treated as structure. On gas fireplaces we run the flame, measure the wall, then pick the height; a tilting mount ($49) usually fixes the angle from the sofa. Try our height tool or read about fireplace TV installation.

In 1982 AVCO handed the CC&Rs to the neighborhood community centers, so exterior rules in Rancho Bernardo change from one enclave to the next. In condo complexes such as Bernardo Villas the association maintains roofs and exterior walls, and under Civil Code 4145 your patio or balcony is usually common area assigned to your unit. When the board must approve, Civil Code 4765 requires a written decision, so we send a short plan with photos, mount model and anchors.
A wall shared with a neighbor or corridor may be fire-rated; it gets a painted raceway, and we ask the association for its asbestos survey before any cut. Low-voltage cables may run inside a wall; the power cord never does: a listed in-wall power kit feeds from your existing outlet. For a poolside screen see outdoor TV installation.

Soundbar, subwoofer and rear speakers went in too; Maksym kept speaker wire apart from power and set lip-sync with a real show.

The TV wall backs onto the neighbor, so Maksym ran a painted raceway instead of cutting and strapped the full-motion arm.
