Coral rock, old frame houses and bayfront towers

Historic Grove houses are either wood frame with plaster — studs found with test holes, drilled without the hammer — or built from oolite coral rock, a porous limestone. Coral rock holds sleeve anchors well only when they go deep into solid stone, so we drill slowly, use longer anchors and stay out of the mortar. Brick and stone.

Bayfront towers on South Bayshore and Grove Isle are poured concrete with steel-stud partitions: sleeve anchors in the concrete, snap-toggles in steel, and the building's certificate of insurance and elevator booking arranged ahead. Condo and high-rise mounting.

New modern homes

The new houses going up in North and South Grove are concrete block with big glass walls. The TV usually goes on a block wall with sleeve anchors ($39 raceway on block, or cables inside a framed interior wall for $69). Mounting on concrete.

Patio TVs under the canopy

Shade is the Grove's gift to outdoor TVs, but humidity and salt air are its tax. We use outdoor-rated screens, weather-rated mounts and stainless hardware, and seal every anchor. Outdoor TVs in Miami.

What this means for your TV wall

The Grove splits into two kinds of TV wall. 31.2% of homes were built before 1960, so plaster, irregular old framing and coral rock come up on many house calls. At the other end, 33.4% of units sit in buildings of 20 or more, where the wall is poured concrete or a steel-stud partition and the job starts with condo paperwork. Townhomes, 18.3% of units, fall in between: often block party walls with framed interiors, which decides whether cables can run inside.

Charles Avenue cottages and the conservation district

Bahamian settlers built wood-frame shotgun cottages along Charles Avenue, and the City has named a number of them historic landmarks that cannot be demolished. Around them, the NCD-3 conservation district guards the canopy that keeps Grove living rooms dim at noon. Inside these houses the studs are old and unevenly spaced, the plaster is thick and the paint is often older than 1978. Yevhen finds framing with small test holes, works lead-safe with tape and a vacuum at the bit, and usually picks a tilting mount, because tall windows leave little wall at eye level. Cords go in a raceway painted to match, so the original walls stay closed. A 55-inch fits most of these narrow front rooms, and that size is $119 flat. Most of these visits run under two hours. See how we find studs behind plaster and lath.

Moving into the Grove's new boutique condos

The next wave of Grove owners is buying from plans: Opus, 14 units on SW 27th Avenue, is due in 2027; The Lincoln, 48 units on Lincoln Avenue, broke ground in June 2026 for 2028; and the 70-unit Four Seasons Private Residences on South Bayshore Drive is set for mid-2028. New towers mean new associations, and about 8 in 10 condo buildings we work in ask for a certificate of insurance before the visit. Florida law also bars owners from work that affects the safety of common elements, so Yevhen keeps every anchor inside your unit and checks whether a wall is shared before planning any in-wall run. Send us your floor plan when you get keys and we will tell you within a day which wall takes the TV, a soundbar or a media wall.

TV mounting in Coconut Grove, FL: common questions

Can you mount a TV on a coral-rock wall?
Yes — deep sleeve anchors into solid rock, drilled slowly, at the same price as drywall.
Do you work in Coconut Grove condo towers?
Yes, including concrete and steel-stud walls, with insurance certificate and elevator booking handled ahead.
How much does TV mounting cost in Coconut Grove?
$119 up to 60 inches, $129 up to 85 inches, no travel fee.
Can you install a TV on my patio?
Yes, with an outdoor-rated TV, weather-rated mount and stainless hardware for the humidity.
Can you mount in a Charles Avenue landmark cottage?
Yes. We keep the whole job indoors and small: a few anchor holes in the framing, lead-safe drilling on old painted plaster, and cords in a paintable raceway rather than an opened wall. The porch, siding and shutters stay exactly as they are.
Buying a new Grove condo: when should I book?
Book for the week you get keys. Ask the association for its contractor rules, and we send the certificate of insurance ahead. With an empty room we can settle the screen height together; try our height tool first.
Can cords go inside a Grove condo wall?
Sometimes. A bare power cord never runs inside a wall, so on an interior steel-stud partition we fit a listed in-wall power kit for $69. On poured concrete or a fire-rated wall shared with a neighbor, a paintable raceway is the right route, the same choice we make in Brickell towers.
