Mounting TVs in Pinecrest custom homes

New and rebuilt homes are concrete block outside with wood or steel interior framing and 10-to-20-foot ceilings. Interior TV walls are ideal for in-wall power kits and recessed boxes that let the TV sit nearly flat.

Older ranch homes in Snapper Creek and Killian Pines are block with plaster, so exterior walls get sleeve anchors and cables run in raceways or through an adjoining framed wall.

Great-room walls are tall and sometimes built out with decorative wood or stone. We find the structure behind the finish and use a backer plate where the TV cannot land on two studs.

Large screens, high walls

85-inch and larger TVs are common in Pinecrest great rooms. They weigh 90–130 pounds and need a heavy-duty mount, a two-person lift and anchors sized for the load. We also set the height with the ceiling in mind — a TV that looks right in a 20-foot room is usually too high for the neck. Mounting an 85-inch TV explains the details.

Fireplaces and pull-down mounts

Many great rooms center on a fireplace. We check the wall temperature with the fire on; if the natural height is too high, a pull-down mount brings the screen to eye level when you watch — pull-down mounts.

Loggias and outdoor kitchens

Outdoor loggias get stainless hardware, outdoor-rated screens and cables routed inside the loggia's framing where possible.

Media rooms and multi-TV homes

Pinecrest media rooms usually combine a large TV or projector screen, a soundbar or in-wall speakers and a rack of equipment in a closet. We mount the TV, route HDMI to the rack through existing conduit, and label every cable at both ends so the next change does not start with guesswork. Kitchen, gym and bedroom TVs are done in the same visit.

What this means for your TV wall

Pinecrest is mostly owned, detached houses (75.5% of homes are detached), so our work here is in single-family living rooms more than condo towers. The median home dates from 1969, and 46.4% were built from 1960 to 1979: block exterior walls under stucco or plaster, often joined to a framed addition. Original block takes sleeve anchors in the block's webs; the addition takes studs or a backer board and, behind drywall, an in-wall power kit.

The ranch and its addition

Walk through most original Pinecrest ranches and the house tells its story in layers: a 1960s block shell, then a family room or primary suite pushed out toward the pool later. Miami-Dade's guide to historic buildings describes the postwar ranch as one story on a slab, with masonry and stucco walls. That block is great for a TV, as long as each anchor lands in the web of the block and never in a mortar joint; our concrete guide shows why. What block will not give you is a hidden cord, so on those walls Mykhailo runs a slim raceway painted to match. The framed addition is the opposite: easy to fish cables through, but the studs have to be found first, and the TV's power goes through a listed in-wall kit, never loose behind the drywall.

Pool cabanas and Parkway condos

Behind many Pinecrest houses sits a pool cabana or covered terrace, and those are the TV jobs where weather matters most. FEMA notes that sheltered spots under a roof stay damp longer than open ones, because rain never rinses them, so Mykhailo uses stainless hardware on every outdoor TV and leaves a drip loop at each cable entry. An outdoor install takes us about 2.5 hours. Toward US 1 the housing changes. The Pinecrest Parkway corridor allows four-story mixed-use buildings at up to 35 units per acre, and those newer condos bring association rules: most buildings want a certificate of insurance before we arrive, and opened walls may need board approval. Mykhailo also covers Palmetto Bay next door, so a Pinecrest crew is rarely far away. Wherever the TV goes, check the viewing height first.

Ponce-Davis ranch with a framed family-room addition

  • 75-inch
  • concrete block + framed addition
  • full-motion

Block and framing met on one family-room wall. Mykhailo lag-bolted the arm into two addition studs and put power in an in-wall kit there.

  • 65-inch

The cabana's framing was irregular. A backer board spanned two framing members, and every screw and washer is stainless.

Our test burn ran too warm at the natural height, so the pull-down mount went into the block chimney, tuned to the TV's weight.

On-site notes from Pinecrest jobs

  • Custom homes often have low-voltage conduit pre-installed; we find it and use it before cutting anything.
  • Decorative wood and stone feature walls hide the real structure — we locate framing before drilling.
  • Three- and four-TV visits are normal; the calculator prices the whole house at once.
  • Gated streets off Old Cutler Road often need the crew's names the day before.

TV mounting in Pinecrest, FL: common questions

How much does TV mounting cost in Pinecrest?
From $119 per TV, $129 for 61–85 inches and from $179 for 86 inches and up. In-wall concealment is $69 per TV.
Can you mount an 85-inch TV high on a two-story wall?
Yes, with a heavy-duty mount and the right anchors — but we usually recommend lower than people expect, or a pull-down mount.
Can you use my existing in-wall conduit?
Yes. If your home was pre-wired, we find the conduit and run the cables through it.
Do you install TVs on outdoor loggias?
Yes, with stainless hardware and outdoor-rated screens.
Same-day TV mounting in Pinecrest?
Usually, especially for one or two TVs. Larger multi-room jobs are best scheduled a day ahead.
Should the TV go on my ranch's block wall or the addition?
Either works; we check both before drilling. Original block holds a TV well with anchors in the block's webs, though cords then run in a raceway ($39). A framed addition wall lets us hide power in a listed in-wall kit.
Do I need a Village permit for a TV install?
Normally not: Miami-Dade exempts residential low-voltage TV cabling from permits. Village permits with signed and sealed plans cover projects like a new room or pool house. A new outlet behind the TV is a job for a licensed electrician.
What does a pull-down mount over the fireplace cost?
Assembly and tuning of a pull-down mount is $99, on top of the per-TV price; the mount itself is bought separately. Pinecrest is one of the towns where we install the most of them, usually for 65- to 85-inch TVs.
