Cumberland-area apartment tower
The lease banned opening walls, so Vitalii used snap-toggles in two steel studs and a paintable raceway for the HDMI.

Two out of three Vinings households rent, and most live in the mid-rise and tower apartments between I-285, the railroad and the old village, with new townhouses filling in at Vinings on the Chattahoochee. Vitalii's Cobb crew handles move-in mounts, lease-friendly cable hiding and lower-level media rooms, often the same day.
TV mounting in Vinings is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for stone or plaster.
Hillside homes are built into the slope with walk-out lower levels and walls of glass toward the skyline. We plan the TV on a wall that doesn't face the glass, and lower-level foundation walls get masonry anchors into the concrete. Concrete walls.
Cumberland condos and townhomes have steel studs and concrete. Snap-toggles across two steel studs, a certificate of insurance for the association and a reserved elevator. Metal studs.
In a room built around the skyline, a black rectangle on the wall is the last thing people want. A Samsung Frame in art mode, flush to the wall with one thin cable inside ($69), keeps the room about the view. Frame TVs.
Stone and brick fireplaces are common in the main living room. We check the heat and the mantel height before recommending the wall above or a pull-down mount ($99). TVs over fireplaces.
8,562 homes and about 14,390 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
The numbers explain why most of our Vinings calls come from apartments: 37.0% of homes sit in buildings of 20 or more units, a third more in buildings of 5 to 19, and 66.8% of households rent. That means steel studs or concrete, management rules about holes, and a mount you may take along at move-out. With a median year built of 1996, houses here are young: drywall over wood studs, rarely plaster.
Most apartments we visit sit in the mid-rise and tower blocks near Cumberland, the buffer between the highway and the village homes. Expect steel studs behind the drywall, with poured concrete on many corridor and party walls. Before we drill, read the alterations clause in your lease: many allow small anchor holes but forbid opening drywall. Send us that clause with your request and we plan around it.
A slim paintable channel carries the HDMI from the TV toward the outlet, while the power cord stays outside the wall, as the code requires; our renter's guide to hiding wires shows the options. When the lease ends, book a TV dismount: we take the mount down, leave holes ready to patch and can rehang the screen at your next place, whether another Vinings complex or a house in Smyrna.

Vinings on the Chattahoochee began in the early 2000s as a swim-and-tennis neighborhood, stalled in the recession, and is being finished by Brock Built, which filed permits for 18 single-family lots and 39 townhouse lots. It is the newest construction we work in around Vinings, and it has its own quirks. Open main floors often need the screen to face both the sofa and the kitchen island, a job for a full-motion arm lagged into the studs. Some new walls are framed with studs 24 inches apart, so we scan before choosing a plate. Over a gas fireplace, Vitalii runs a 15-minute burn at full flame and reads the wall where the screen's bottom edge will sit; if it is too warm, the TV goes higher on a tilting mount. Try our height calculator before the visit.

Studs sat 24 inches apart, so Vitalii lagged a backer board across three of them before hanging the arm.

The downhill wall was all glass, so the screen went on the buried wall, anchored through furring into concrete.
