Summerlin spans thirty years of building: 1990s stucco in The Hills, 2000s family homes in The Vistas and Summerlin Centre, and brand-new streets in Kestrel, Redpoint and Grand Park on the western edge. Mykyta, our west-valley technician, can usually come the same day, with a flat price agreed before he drills.
TV mounting in Summerlin is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for stucco or stone.
The 1990s TV niche is Summerlin's signature puzzle: an arched recess framed for a 32-inch tube set. A 55-inch panel sometimes fits inside on a tilt mount; a 65 never does. Then we mount on the flat wall beside it, or frame the niche flush and mount on new blocking. Behind the drywall is wood stud on 16-inch centers, so lag bolts into two studs hold anything.
Great rooms in Summerlin Centre are 16–18 feet tall with the fireplace in the middle. We set the screen center at 42–48 inches from the floor or fit a pull-down mount (assembly $99) above the mantel. The Ridges customs have cultured-stone fireplaces — anchors go through the veneer into framing. TV over a fireplace.
Most TVs are rated to about 104°F; a closed garage passes that by July afternoon. Garage TVs go high on the house wall; patio TVs need a deep roof, an outdoor-rated screen and stainless hardware, every hole in the stucco sealed. Outdoor TVs.
The mid-rises are concrete and steel stud: snap-toggles across two studs, concrete anchors on demising walls, and the freight elevator booked for anything over 65 inches. Many buildings need HOA approval for in-wall cables — a paint-matched raceway ($39) needs none.
15,201 homes and about 32,524 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

Summerlin's median home was built in 2006, and 58.4% of its homes date from the 2000s, so most TV walls here are wood studs behind drywall with knockdown texture, often with a builder media niche above the fireplace. With 77.4% detached houses, the usual job is a family room or a loft game room rather than a condo wall. Gas heat and gas fireplaces are the norm, which is why we take a heat reading before choosing the mount.
Most of Summerlin's new construction in 2026 is going up in five western villages — Kestrel, Stonebridge, Redpoint, Reverence and Grand Park — from builders such as Toll Brothers, Lennar, Pulte and Tri Pointe. These homes arrive with fresh drywall, a builder media niche over many fireplaces and a low-voltage box somewhere on the TV wall. Bring us the TV model and the niche depth if you have it: most niches we measure take a 55 or 65-inch, and about 1 in 4 takes a 75-inch on a low-profile plate. Bigger screens go on the flat wall above. In two-story great rooms, roughly 1 in 3 walls we open hides a horizontal fire block, which costs one extra small opening. Power always travels through a listed in-wall kit, never a bare cord in the cavity; hidden-cable work runs $69 on top of the mount.

Indoor mounting needs no approval, but a patio TV, exterior conduit or dish bracket can count as an exterior change. Summerlin's village sub-associations reportedly require written ARC approval first, with reviews often taking 30 to 45 days, so file early if you want an outdoor TV by spring. Dishes and antennas on property you control fall under the federal OTARD rule, though the HOA may still set placement and color. Indoors, plenty of requests start with sports: the Aviators play at Las Vegas Ballpark and the Golden Knights practice at City National Arena, both in Downtown Summerlin. For a loft game room, check viewing height with our height tool first. A 61 to 85-inch install is $129, and about 3 in 5 of our valley jobs are booked for the same day; send a request with your village and gate details.

The mount housing is recessed into the framed chase, nearly flush; every anchor is in framing, not stone.

A fire block between openings took one extra small opening for the in-wall power kit; patch re-textured.

“Two other companies told me the 75" would not fit the niche. Mykyta measured it, brought a low-profile plate and it fits with room to spare. He also checked the heat above the fireplace, which nobody else mentioned.”
