Southern Highlands is a master plan of layered villages in ZIP 89141 — double-gated estates, The Enclave, The Villages and Olympia Hills — each with its own association on top of the master HOA. We know which walls hide builder niches, which patios need design review, and Vasyl, our south-valley technician, can usually come the same day.
TV mounting in Southern Highlands is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for stucco or stone.
Family homes are stucco and wood frame with drywall and studs at 16 inches. Two studs and lag bolts hold anything to 85 inches; cables go inside the wall for $69.
Custom estates add stone feature walls, wood paneling and media rooms with in-ceiling speakers. We find the framing behind the cladding, anchor through stone into structure, and run cables to an equipment closet.
TVs of 86 inches and up are $179 with two technicians on a heavy-duty mount; up to 85 inches is $129. Mounts for 85-inch TVs.
When the only wall is over a fireplace and the ceiling is 18 feet up, we set the screen as low as the mantel allows and add tilt. TV over a fireplace.
Covered patios with outdoor kitchens get outdoor-rated TVs on weather-rated mounts; casitas are $40 when the TV is the second of the visit. Outdoor TVs.
15,582 homes and about 43,469 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure. Census figures for ZIP Code 89141 — there is no separate Census boundary for Southern Highlands.
With a median build year of 2009 and 84.8% of homes detached, most TV walls here are wood studs behind drywall in houses barely two decades old — the builder era of media niches and pre-wired boxes. Gas heats 77.6% of homes, and the family-room fireplace is usually gas too, so the real question is rarely whether we can drill but how warm the wall gets and whether the niche is deep enough for the screen you bought.
Southern Highlands is not one neighborhood but a stack of them: the master Southern Highlands Community Association on top, with sub-associations such as The Enclave, Olympia Hills and the double-gated Estates beneath it. Indoors, the stack barely matters, since Nevada law lets owners alter their own unit as long as structure and common elements stay untouched. Outdoors, it matters a lot. The master association must approve any outdoor apparatus before it is bought, placed or installed, and its Design Manual lays out that review.
So a patio TV goes in this order: you submit the mount model and wall location to design review, we hold a morning slot, and after approval Vasyl seals every hole in the stucco. In the double-gated Estates, list both gates on the booking. Nevada law also bars the association from charging a fee for a service provider to enter.

Three jobs keep coming back here. First, the builder niche above a gas fireplace: most we measure take a 55 or 65-inch, about 1 in 4 fits a 75-inch on a low-profile plate, and bigger screens move to the flat wall above. We take a surface reading with the fireplace running before anything is promised.
Second, the pull-down mantel mount. Custom homes here are among the few places in the valley where we fit them often, usually over stone in a tall room. Assembly is $99 with your mount; allow about 2.5 hours over a framed chase and 3.5 on stone. More on mantel mount installation.
Third, the game-room screen wall. Two matching TVs side by side is a one-day job for Vasyl and Mykyta together; buy both sets from one batch so the colors line up. See media walls, or set a recliner-friendly height with the height tool.
A few jobs from the last months — the kind of walls and setups we see here most.

The heat reading ruled out a fixed mount; Vasyl anchored through the stone into framing and tuned the arm.
