Tolar Bay custom two-story
The 20-minute burn ran hot at the first mark. Bohdan raised the plate 3 inches, shimmed it plumb on the stone and anchored into the chase framing.

Rowlett is mostly 1980s and 1990s brick homes on peninsula streets reaching into Lake Ray Hubbard, from Tolar Bay's custom builds to newer Sapphire Bay. Bohdan's North Dallas crew knows these gas-log fireplaces and lake patios well. Send a wall photo and we can often come the same day.
TV mounting in Rowlett is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for stone or brick.
Most Rowlett homes are brick outside, drywall on 16-inch wood studs inside, with a stone or brick fireplace. Homes rebuilt after 2015 have newer framing and often a pre-wired TV box. Two studs, lag bolts, cables inside the wall ($69).
Lake-facing living rooms get afternoon glare off the water. We mount on a wall perpendicular to the windows where we can, or use tilt or a full-motion arm ($69) to angle the screen away from the light.
Covered patios toward the lake get outdoor-rated TVs, weather-rated mounts, stainless hardware and sealed connectors. Spring storms roll across the lake fast — full-motion arms fold flat and lock. Outdoor TVs.
Many Rowlett family rooms put the fireplace on the lake wall between windows. Above it is often the best spot anyway — after a heat check. TV over a fireplace.
24,216 homes and about 65,463 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
The median Rowlett home was built in 1997, and 47.5% of housing units date from 1980 to 1999, so most TV walls we open are wood framing with half-inch drywall and a builder's fireplace chase. Utility gas is the main heat in 56.3% of homes, so a gas-log fireplace often sits right under the spot people want for the screen. Plaster and old lath almost never turn up on our jobs in Rowlett.
Rowlett's lake neighborhoods sit on fingers of land, and each one hands us a slightly different wall. Tolar Bay is custom-built, so fireplaces run tall and are often faced in stone; that stone is a thin veneer over a framed chase and carries nothing on its own, so our anchors go into the framing behind it. The Vineyards, a short walk from the shore, is mostly 1990s brick with straight drywall and studs 16 inches apart, which makes an 85-inch screen at $129 a quick, tidy visit. The Peninsula, by Paddle Point Park, is where covered brick patios get outdoor-rated sets on arms that fold back toward the wall. Sapphire Bay is a newer master-planned build-out; before using the builder's TV box, sit on the sofa and check its height with our height tool.

With gas the main heat in most Rowlett homes, the fireplace below the TV usually burns gas logs. Every one of those jobs starts the same way: Bohdan runs the logs at full output for 20 minutes and takes a surface reading where the bottom of the screen will sit. Across the Metroplex about 1 in 8 readings come back too hot for the chosen spot; then the TV moves to the wall beside the firebox, onto a pull-down mount, or higher on a tilting mount ($49) aimed down at the couch. The TV's own power cord never runs inside the wall or a raceway; a listed in-wall kit or an electrician's outlet handles power. The same crew also works in Rockwall and Garland, so a same-day slot is often open. Request a time.

A fire block sat halfway down the bay. Bohdan cut a small access window there and passed the low-voltage lines through.

The patio was too shallow to keep the screen 4 feet from the open edge, so Bohdan fitted an arm that folds flat against the brick.
