Otay Ranch great room
The builder's niche sat just above the firebox and trapped rising heat, so Maksym mounted above the niche.

Chula Vista splits at I-805: postwar houses with brick and slump-stone hearths around Third Avenue Village and Montgomery, and two-story stucco homes from the 1980s onward in Eastlake, Rancho del Rey and Otay Ranch. Maksym's South Bay crew works both sides, plus Millenia condos and mobile home parks, often the same day.
TV mounting in Chula Vista is flat-rate: $119 up to 60", $129 for 61–85" and from $179 for 86" and larger, plus $40 for each additional TV. Mounts from $39, cables hidden in a raceway for $39 or inside the wall for $69. No travel fee and no surcharge for stucco or concrete.
Eastlake and Otay Ranch homes are stucco outside, drywall on wood studs inside, with family rooms, gas fireplaces and bonus rooms. Two studs and lag bolts, a safety strap on articulating arms and cables inside the wall ($69). Hiding cables.
West-side homes from the 1950s to 70s have stucco and plaster or early drywall, often with brick or slump-stone fireplaces. We check the wall type and heat before mounting. TVs over fireplaces.
Bonus rooms become game rooms with the biggest TV in the house. 86 inches and up start at $179 with two technicians. Big TVs.
Covered patios get outdoor-rated TVs with stainless hardware under a solid roof; near the bayfront, salt air makes stainless essential. Outdoor TVs.
90,273 homes and about 276,375 residents. The age and type of a home decide what is behind the drywall, so we check this before we quote.

U.S. Census Bureau, American Community Survey 2020–2024 5-year estimates: year built, units in structure, tenure.
A median year built of 1987 puts Chula Vista right between two building eras. The 26.7% of homes built in 1960–79 sit mostly west of I-805, where brick or slump stone frames the firebox and the wall paint may predate 1978. Newer stucco-and-frame houses east of the freeway give us open stud bays for in-wall runs. With 63.4% of homes heated mainly by utility gas, gas fireplaces are common, so we test the heat first.
The freeway is a reliable first guess. The city's Housing Element found that 91 percent of eastern Chula Vista housing was built since 1980, while 68 percent in the west came before it.
| Area | Typical TV wall | Our approach |
|---|---|---|
| Eastlake, Rancho del Rey, Otay Ranch | tall stucco-and-frame family room, gas fireplace | lag bolts in studs, in-wall power kit |
| Third Avenue Village, Montgomery | 1950s–70s walls, brick or slump-stone hearth | sleeve anchors in sound brick, no sanding |
| Millenia | condo drywall, shared walls | written plan, painted raceway |
Montgomery only joined the city in 1985, yet many of its houses date from the 1950s. In any home built before 1978 we treat the paint as possibly lead: openings stay small and a HEPA vacuum follows the saw. Tall eastern walls sometimes hide a fire block halfway up, costing one extra opening behind the screen.

The city's Housing Element counted 31 mobile home parks with about 3,500 spaces, and their thin walls will not take a recessed box. There we run a slim painted raceway ($39) on about 9 in 10 jobs. Renters in the newer Millenia apartment buildings usually choose the same raceway, since it lifts off cleanly at move-out.
For a TV over a gas hearth, Maksym runs the fireplace and checks the wall above it before picking a height; if it is too warm, the screen goes higher on a tilting mount ($49). Try our height tool first.
Send the wall photo and TV size through the quote form before noon: about 2 in 3 morning requests get a same-day slot at a flat price. The crew drives over from Spring Valley, the base that also serves National City.
