Craftsman bungalows, historic plaster and Old Pasadena lofts

Bungalow Heaven and Madison Heights houses have lath and plaster over old-growth redwood or fir studs. Stud finders are unreliable through plaster, so we probe with a thin bit behind where the mount will hide, drill slowly with the hammer off, and pre-drill the hard old studs so the lag bolts don't bind. Finding studs behind plaster.

Old Pasadena and Playhouse District lofts are brick or concrete buildings with new interior walls. Exposed brick takes sleeve anchors in the brick face; new partitions are usually steel studs that take toggles. Cables stay outside the brick in a slim raceway.

River-rock and clinker-brick fireplaces

Craftsman fireplaces are the centerpiece of the room, and owners rarely want holes in the rock. We usually mount on the plaster wall beside the fireplace or on a painted backer above the mantel shelf. If the TV must go over the firebox, we check the heat first. TV over a fireplace.

Protecting original woodwork

Picture rails, wainscoting and built-in buffets are common in the older houses. We never mount into original trim, route cables down inside the wall where the framing allows, and lay drop cloths before drilling. A Samsung Frame is popular here because it reads as art on a historic wall.

What this means for your TV wall

Half of Pasadena's housing, 49.3%, was built before 1960, so plaster over wood studs is still the wall we open most often. The other half matters just as much: 57.5% of households rent, and 26.5% of homes sit in buildings of 20+ units, which means steel-stud partitions, concrete and a property manager who may ask for a certificate of insurance. We ask which kind of home you have when you book and pack the right anchors.

Eaton Fire rebuilds: decide the TV wall while studs are open

The January 2025 Eaton Fire destroyed 185 structures in Pasadena, including 117 single-family houses, mostly in Upper Hastings Ranch, Victory Rose, Dundee Heights and NATHA. In August 2025 city staff proposed reducing or waiving plan check and permit fees there. While a rebuild is still framing, the TV costs least to plan. Kostiantyn can walk the house with your builder, mark solid blocking at mount height and set a recessed box for a listed in-wall power kit, so the bracket bolts into wood rather than gypsum. The TV's own cord never travels inside the wall; it plugs into that kit or into an outlet your electrician adds. Rebuilds we have worked in usually have a new gas fireplace, so we run it, read the wall temperature and only then pick the height with our height tool. More on fireplace TV installation.

Renting on Walnut and in the Playhouse District

Much of Pasadena's newest housing is rental mid-rise: MW Lofts at Walnut and El Molino holds 115 units, The Hudson adds 91 apartments over retail, and about 400 more are under construction at 100 West Walnut. In buildings like these the TV usually goes on a steel-stud partition, and management often asks for a certificate of insurance first; send the requirements with your request and we issue it, in most cases the same day. We bring hardware rated for metal studs and run cables in a paintable raceway that comes off cleanly at move-out, so no drywall is cut. Own a condo in an association building? When the association's documents require approval, California law says the decision must be in writing, so we send the plan early and wait for it.

On-site notes from Pasadena jobs

  • Historic districts don't require a permit for interior TV mounting — exterior changes are another matter.
  • Old-growth studs are dense; we pre-drill every lag bolt to avoid splitting.
  • Some bungalows still have knob-and-tube wiring in the walls — if we see it, we stop and tell you.

TV mounting in Pasadena, CA: common questions

Can you mount a TV in a craftsman bungalow without damaging the plaster?
Yes. We drill slowly without the hammer, through painter's tape, into the studs behind the lath. Plaster costs the same as drywall.
Can the TV go over a river-rock fireplace?
Sometimes — we prefer the wall beside it or a backer above the mantel, and we check the heat before anything goes over the firebox.
How much does TV mounting cost in Pasadena?
$119 up to 60 inches, $129 up to 85 inches, no travel fee.
Is Cultural Heritage review needed for an indoor TV?
No, not for indoor work. Pasadena exempts interior alterations, and mechanical work not visible from the street, from Certificate of Appropriateness review, so a mount and in-wall cables inside a historic house are outside it. A street-visible change, such as a front-porch TV, does need review.
Will a patio TV handle a Pasadena summer?
It depends on sun. Pasadena averages 74.1 days a year at or above 90°F, so an indoor set on an exposed wall is a poor bet. For outdoor TVs we use stainless hardware, a solid patio cover and a full-sun model where afternoon light hits.
Can you hide wires in a Hastings Ranch ranch?
Usually, yes. Ranch houses from the 1950s tend to have open stud bays, where an in-wall run adds about 40 minutes at a flat $69. We use a listed power kit, never the TV cord in the wall, and two openings well under a square foot combined.
