Los Angeles renters face two things Florida renters don't: century-old plaster walls in half the city's apartment stock, and earthquakes. Neither stops you from mounting a TV — they change how it should be done.
Know your building
- 1920s–40s courtyard buildings and duplexes (Hollywood, Los Feliz, Koreatown, Mid-City): wood studs behind lath and plaster. Stud finders fail; magnets work — finding studs behind plaster.
- 1960s–80s "dingbats" and stucco apartments (Palms, Sherman Oaks, the Valley): wood studs and drywall, the easiest walls in town.
- New mid-rises (Downtown, Hollywood, Playa Vista): metal studs inside, concrete at the core — snap-toggles and masonry anchors.
Deposit-safe mounting
Four lag bolts into two studs leave four holes you can fill with spackle in minutes. What costs deposits: torn drywall from bad anchors, big toggle holes in the wrong place, and cables cut into walls. We use the smallest safe hardware and keep cables in a paintable raceway — renter-friendly concealment.
Earthquake-aware choices
- Mount into studs, not drywall. Shaking is a sideways and outward load; drywall anchors are the first thing to let go.
- Locking mounts. Choose a mount with a safety bar or screws that lock the TV onto the plate so it cannot lift off.
- Full-motion arms folded flat when you are not using them.
- Anti-tip straps for anything on furniture — soundbars, speakers, a second TV.
Rent control and landlord approval
Rent-stabilized buildings often have older owners who care about plaster. Ask in writing, mention that you will mount into studs and patch at move-out, and offer to use a licensed and insured installer — that answer usually gets a yes.
